Applicant: All persons 18 years or older are required to fill out an application and pay a non-fundable $42.00 processing fee per person. Household: Household size is limited to two (2) persons per bedroom plus one Income: Combined household source of income must be equal to or greater than (3) times the monthly rental rate. All income must be current and verifiable though, but not limited to, tax documents, court documents, state documents, bank/financial statements or current paycheck stubs. Applicants must submit proof of income. Rental History: At least 2 years of past rental history free from complaints, judgments or evictions. Rent: Rent is due and payable on or before the first of each month. As a courtesy, payment can be made until the close of business on the 3rd day of the month. Rent is considered late thereafter and a $75.00 late fee will be assessed. Return check fee is $25.00. Payments: We do not accept cash. Pets: Small pets less than 40 lbs (full maturity). Limit of two pets. $30.00 monthly pet rent per pet and a $500.00 Pet Deposit per pet. Rental Applications may be denied for any or all of the following reasons: 1. Application is incomplete, unsigned, or if false information is given. 2. Combined household income is not equal to three (3) times the amount of rent. 3. Unable to verify source of income and/or employment. 4. Any current disputes with landlords, prior evictions, or unfavorable rental references. 5. Open bankruptcies or less than 24 months.
